Darryl Cuttell moves to exit the racing industry, appointing Tranzon Atlas to auction 12 motorsports properties in a hybrid sealed-bid sale, with bids due 5 p.m. Central on November 17, 2026.
Prospective buyers can negotiate pre-deadline purchases, and select bidders may be invited to a follow-on online phase after sealed bids close, creating optional competitive tension around headline assets.
The portfolio features established venues including Atlanta Dragway, Dragway 42, Darana Motorsports Park (Galot), Piedmont Dragway, and Rockingham in North Carolina, forming a geographically diverse offering.

Also for sale are Empire Dragway, Heartland Motorsports Park, Kil-Kare Raceway, Memphis International Raceway, Milan Dragway, National Trail Raceway, and Virginia Motorsports Park, covering several major regional markets.
The auction caps a rapid acquisition spree. After buying IHRA in March 2025, Cuttell outlined purchases of seven major facilities, though several deals lagged or were initially denied before closing.
From late 2025 through early 2026, Memphis, Heartland, Maple Grove, and Rockingham joined the group. Atlanta and Virginia followed early 2026, with Empire added in spring, before momentum began to reverse.
In June 2026, IHRA canceled fall events at Atlanta, Milan, and Empire, citing required facility improvements. The Outlaw Nitro Series and the Triple Crown programs were also canceled amid operational headwinds.

Uncertainty deepened when NASCAR said it would not return to Rockingham Speedway in 2027. Maple Grove Raceway then closed for restructuring, although it is not listed among auction properties.
Simultaneously, Darana Hybrid pursued about $600 million in unpaid invoices arising from xAI data center work, filing liens. x.AI LLC countersued in Tennessee for fraud and breach, seeking more than $500 million.
Auction terms are stringent: a 10 percent buyer’s premium, a 10 percent deposit in guaranteed funds, and a 30-day closing. All assets sell as‑is, where‑is, without contingencies or concessions.
Only Atlanta Dragway and Kil-Kare Raceway publicly advertise clear title without liens or back taxes. Most listings are silent on title status, and only Heartland explicitly names Darana Motorsports Holdings as seller.
Tranzon emphasizes broader real estate potential. Heartland spans nearly 623 acres across 29 tracts.
Memphis promotes a 4‑million‑square‑foot logistics concept with 42‑plus megawatts of power. Atlanta covers 343 acres. Virginia exceeds 500 acres and seats 23,000. Several others exceed 230 acres apiece.
President Tim Mast characterizes the simultaneous availability of long-established motorsports sites as extraordinarily rare, presenting investors and communities a choice between continuity of racing use and higher redevelopment returns.
The IHRA’s future remains unresolved. With sealed bids due mid‑November, Cuttell targets year‑end dispositions and a full exit by early 2027, leaving each venue’s competitive destiny dependent on winning bidders.
